Adani Unveils ₹20,000-Crore Airport City Plan Across Six Airports, Including Guwahati

Adani Airport City Limited (AACL), a wholly-owned subsidiary of Adani Airport Holdings Limited (AAHL), has unveiled an ambitious plan to develop integrated airport cities across six airports in India, with an investment of more than ₹20,000 crore in the first phase.

The project will transform airports into integrated urban hubs featuring hotels, retail spaces, entertainment centres, business districts, convention facilities and commercial infrastructure. The first phase of development will cover nearly 22 million square feet across airports in Mumbai, Navi Mumbai, Ahmedabad, Lucknow, Jaipur and Guwahati.

According to the company, the project spans more than 655 acres across six airports in five states. Nearly 440 acres of the total land bank are located in Mumbai and Navi Mumbai, where around 70 per cent of the planned investment will be concentrated, reflecting the Mumbai Metropolitan Region’s importance as India’s leading commercial, financial and aviation hub.

The airport cities are being designed as walkable, integrated urban districts where travellers, businesses and local residents will have seamless access to hotels, office spaces, shopping centres, restaurants, entertainment venues and convention facilities, all connected to airports, metro networks and city transport systems.

Speaking at the launch, Jeet Adani, Director of Adani Airport Holdings Limited, said airport districts across the world have evolved into major centres of commerce, tourism and urban development.

“As India’s aviation sector continues to expand, airports have the potential to generate value far beyond aviation. We aim to create integrated urban destinations where airports become catalysts for investment, employment, improved passenger experiences and long-term economic growth,” he said.

The company said the project draws inspiration from globally renowned airport districts such as Singapore’s Changi Airport, Dubai International Airport, Amsterdam’s Schiphol Airport and Seoul’s Incheon International Airport.

Jeet Adani added that the developments are being designed in collaboration with leading international design and engineering firms while incorporating emerging trends in hospitality, retail, workplace design and entertainment.

Unlike conventional real estate projects, the Airport City model is intended to function as an extension of the airport ecosystem by integrating hotels, offices, retail outlets, entertainment facilities and convention centres within a single master-planned development.

As part of the initiative, Adani Airport Holdings has signed hotel management agreements with IHG Hotels & Resorts to develop five luxury and premium hotels, including the launch of the Kimpton brand in India. The company is also engaging with several domestic and international partners across the hospitality, food and beverage, retail and entertainment sectors.

Sustainability will remain a key focus of the project. All Airport City developments have received LEED Gold pre-certification from the U.S. Green Building Council, recognising their emphasis on energy efficiency, sustainable design, walkability and high-quality public spaces.

During the launch event, Adani Airport City Limited also felicitated its master planning, architectural, construction and consulting partners, including Kohn Pedersen Fox (KPF), Benoy, Znera Space, Larsen & Toubro (L&T), Tata Projects, PSP Projects, CBRE, JLL and Cushman & Wakefield.
